Job Title: Multi-Family Property Manager

Location: Winston-Salem, NC

Are you a seasoned Property Manager with a passion for operational excellence, resident satisfaction, and property performance? We are seeking a dedicated professional to oversee the daily operations of our residential properties and drive optimal leasing, maintenance, and financial outcomes.

This is an exciting opportunity for someone with strong leadership skills, financial expertise, and a proactive approach to multi-family property management .

Key Responsibilities:

  • Property Operations - Manage daily operations including leasing, maintenance, rent collection, and tenant communications.
  • Ensure the property is clean, safe, and well-maintained.
  • Leasing & Occupancy- Maximize occupancy through marketing strategies and resident retention programs.
  • Oversee leasing agents and monitor lead-to-lease conversions.
  • Financial Management - Create and manage budgets; analyze financial performance.
  • Control operational costs and ensure timely rent collection and reporting.
  • Maintenance Oversight - Coordinate preventative maintenance and vendor services.
  • Ensure timely response to service requests and maintain curb appeal.
  • Tenant Relations - Respond to resident inquiries and resolve complaints quickly and professionally.
  • Foster a positive community environment.
  • Compliance - Ensure adherence to Fair Housing laws and local, state, and federal regulations.
  • Conduct regular property inspections for compliance and safety.
  • Team Leadership - Supervise on-site staff, including leasing, maintenance, and admin teams.
  • Conduct training, performance evaluations, and manage schedules.

Qualifications:

  • High school diploma or equivalent (Bachelor’s degree in Real Estate, Business, or related field preferred)
  • Minimum of 3+ years’ experience in multi-family property management
  • Strong leadership and team management experience
  • Proficient in property management software (AppFolio and AvidXchange preferred)
  • Excellent budgeting, financial reporting, and analytical skills
  • In-depth understanding of Fair Housing and landlord-tenant laws
  • CAM, CPM, or ARM certification is a plus
  • Flexibility to work occasional evenings/weekends as needed
